Regional Headquarters). Mechanical Design of over 30 individual projects to date. Projects include induction system redesign to revise zoning and improve heating capability, conversion of interior systems to Variable Air Volume,
auxiliary chiller for 24 hour/day chilled water availability, Chiller, Boiler and Building Automation System replacement.
1800 Harrison Street (25 story, 740,000 SF Kaiser Permanente
Regional Headquarters). Mechanical Design of over 15 individual projects to date. Projects include redesign and rezoning of the HVAC systems on six floors to provide
better zoning and improve comfort, expansion of the Building Automation System, outdoor air ventilation improvement in the
high rise and HVAC for several server rooms.
2000 Broadway (5 story, 90,000 SF Kaiser
Permanente Regional Headquarters) HVAC system commissioning and troubleshooting
to improve comfort and chiller replacement.
501 Lennon Lane (2 story, 80,000 SF Computer Support
Facility in Walnut Creek).
Work includes Mechanical redesign of entire building including installation of boiler and chiller plant, upgrade of
air handling units, server rooms and replacement of Building Automation System.
Berkeley Regional Lab (2 story 70,000 SF Laboratory Facilities). Work includes chiller
plant consolidation/chiller replacement, laboratory, communication room and office HVAC redesign, medical air compressor and
expansion of the Building Automation System.
Energy conservation studies on all these buildings.
Remediation, renovation and alteration work in several Medical
Office Buildings and other Administrative Buildings.
The JBG Companies, Metropolitan Washington, DC
L’Enfant Plaza North and East Buildings (8 story 250,000 SF Office Building and 12 story 450,000 SF Mixed
Use - Hotel, Office and Retail) Performed a condition survey and energy study
of these facility. Designed and monitored the construction of projects including
a Building Automation System with many innovation control strategies, boiler burner replacement, chilled water system optimization
including plate and frame heat exchanger for free cooling, domestic water system enhancements, variable frequency drives on
fans and pumps and coil and outdoor air damper replacement.
Performed a feasibility study to evaluate
the options for replacing the 3,000 ton chiller plant in the East
Building including installation cost and annual savings.

Condominium Association: Performed
many small projects to correct construction deficiencies, improve operations and save energy in a high rise condominium with
one new tower and one five year old tower. Developer promised 24 hour cooling
year round. .
5445 N. Sheridan Road Condominium Association: Feasibility study for chiller replacement and zoning the two pipe HVAC system by exposure. Replacement of a single absorption chiller with two nominal 450 ton high efficiency
electric drive chillers. Installation of summer boilers and a Building Automation
System to automatically monitor and control the HVAC and Plumbing systems.

Condominium Association: 5415 N. Sheridan Road: Feasibility
study for chiller replacement and zoning the two pipe HVAC system by exposure. Replacement
of a CFC-12 chiller with two nominal 550 ton high efficiency electric drive chillers.
Installation of a Building Automation System to automatically monitor and control the HVAC and plumbing systems.
2800 Lakeshore Drive Condominium Association: Replace a single absorption chiller with two nominal 500 ton high efficiency
electric drive chillers. Chillers were prepurchased by the Association. Installation of a Building Automation System to automatically monitor and control
the HVAC and Plumbing systems. Replacement of domestic water pumping system and
steam domestic hot water system with new pumps and water heating system and summer boilers.

Information Center (250,000 SF Corporate
Computer Center) Work includes
all computer related Mechanical Design work including a total redesign of over 50,000 SF of raised floor computer room space. Innovative improvements included a chilled water underfloor grid system with the potential
for a primary and alternate chilled water source and space humidity control by preconditioning outdoor air .
Designed an ice based thermal storage system
with automatic unattended control to provide uninterrupted cooling for water cooled mainframe computers. The system has provided continuous cooling without failure since November, 1986 - almost 10 Years.
Shell Woodcreek (400,000 SF Office Complex)
- 1988 to Present.
Work includes HVAC Troubleshooting, Analysis
and Design of HVAC Modifications to improve comfort and increase system reliability.
Rockefeller Center Management Corporation
1211 Avenue of the Americas, New York, New York (45 story, 1,344,000 SF Office Building in Rockefeller Center). Work included economic analysis and design of the installation of Variable Frequency
Drives for air handling unit fans and a Building Management System for automatic control.
Analyzed the 7,000 ton chilled water plant operation and chiller replacement to eliminate CFCs. Building is managed by Rockefeller Center Management Corporation who has continued to use my services on
other buildings. See below.
$900,000 project resulted in Con Ed rebate
of over $350,000 and a simple payback in energy savings of less than 2 years with a dramatic improvement in tenant comfort.
McGraw Hill Building - 1221 Avenue of
the Americas, New York, New York, (49 story, 1.7 Million SF
Office Building). Work included the analysis and installation of Variable Frequency Drives on fans and
pumps to reduce energy consumption and cost and the preparation of a Sequence of Operation to automate the induction system
and insure minimum ventilation air for Indoor Air Quality while maintaining building pressurization and minimizing the stack
effect.
Time and Life Building - 1271 Avenue of the Americas,
New York, New York, (47 story, 1.5 Million SF Office Building). Work included evaluation of economically feasible applications for Variable Frequency Drives on over 75
air handling systems in the building, preparation of Sequence of Operation to automate induction system and insure minimum
ventilation air for Indoor Air Quality while maintaining building pressurization and minimizing the stack effect and assist
in solving problems with the cooling capacity of the interior zone systems.

Center
Expansion – Phases 3, 4 & 5: (40,000 SF). Provided mechanical design of Internet server
room building.
SC-4 Internet Computer Room: Developed the infrastructure for a 120,000 SF Internet computer room in Santa Clara, CA .
The innovative mechanical design provided redundant cooling and smoke control for the computer room.
LA-2 Internet Computer Room: Developed a similar 100,000 SF computer room and 20,000 SF of office space in El Segundo, CA.

First
National Tower, Louisville, Kentucky (39 story,
723,000 SF Office Building). Work included identification and correction of comfort problems, upgrade of energy
management system, installation of gas boilers, study to eliminate CFCs in 3000
ton chiller plant and design of cooling coil replacement.
1250 Connecticut Avenue N.W., Washington,
DC (8 story, 171,000
SF Office Building). Work includes analysis and design of chiller replacement, identification and correction
of comfort problems associated with the 3-pipe induction system and a Building Management System for automatic control.
Property had a reputation for high energy costs and poor tenant comfort which had an impact on occupancy
and lease rates. Comfort conditions are now up to Class A standards, energy costs
are much lower and the building has new high efficiency chillers.
One Indiana Square, Indianapolis, Indiana (35 story, 654,700 SF Office Building). Work includes complete energy analysis and evaluation of alternatives to eliminate CFCs in chillers, and
repair versus replacement of cooling towers.
IDS Center, Minneapolis,
Minnesota (50 story, 1.2 Million SF Office
Building). Work included
the study of comfort problems, high energy cost, upgrade of the energy management system and reducing the building stack effect. Developed a phased plan to correct the problems and improve tenant comfort while reducing
energy costs.
Performed minor HVAC studies or evaluations in over 15 additional JMB Properties throughout the country.
Portfolio Architectural Advisors: Performed prepurchase due diligence studies on high rise commercial office buildings,
high and low rise hotels and high rise residential complexes throughout the country.
The Galbreath Company, One Lincoln Center,
Syracuse, New York, (19 story, 370,000 SF Office Building). Work included rezoning of perimeter induction system, installation of gas boilers and Building Management
System for monitoring outdoor and indoor conditions and automatic changeover of induction systems.
Inadequate comfort was a serious problem
in lease negotiations with a major tenant. This project was implemented to corrected
comfort problems which resulted in lease renewal. The project had a simple payback
of two years based on documented energy savings.
PREMISYS Real Estate Services, Houston
Industries Plaza, Houston, Texas, (47 story, high rise office builfing) Provided analysis and recommendations to optimize
the 9,100 Ton-Hour Cool Storage chilled water system.
Revised the sequence of operations to reduce
the operating costs and minimize equipment use so that the facility could be a showcase for Houston Lighting and Power.
CB Richard Ellis, One
Illinois Center, Chicago,
Illinois, (31 story office building in the Chicago
loop). Designed a closed loop system to use Chicago River
water to provide condenser water to tenant air conditioning units. Evaluated
the energy management system and additional energy conservation opportunities in the property.
Combined 400 Building, Northbrook, Illinois, (10 Story Office Building in suburban Chicago). Evaluated long-standing
cooling problems in the building and developed a list of low cost modifications to improve cooling capacity and system efficiency.
Aegis Properties - First of America Center, Anderson,
Indiana (10 story, 190,000 SF Office
Building). Performed prepurchase
HVAC survey of Resolution Trust property to determine system deficiencies, work required to improve tenant comfort and opportunities
to reduce energy cost.
Building was purchased in August, 1995. Tenant comfort has been dramatically improved and energy costs are now down 40% through
low cost modifications and better control.
E-MU Systems, 1500 &1600 Green Hills Road, Scotts Valley, California. Performed analysis and redesign of engineering and manufacturing offices for a high tech electronic music
company. Occupant comfort has been dramatically improved since the work was done.
Urban Retail Properties Company:
Valencia Town Center, Valencia, California: Developed a master plan for automating and monitoring this regional shopping mall
including Fire Alarms and Security. Designed and implemented the first stage
- performing Direct Digital Control of 40 HVAC Units. Evaluated the effectiveness
of the maintenance contract. Identified equipment performance deficiencies and
corrective actions required. Many of the problems were due to deficiencies in
the HVAC equipment design and construction defects which were never identified.
The
Galleria at Tyler, Riverside,
California: Developed a performance
specification for competitive bidding to replace or upgrade an existing energy management system and security monitoring system. Identified deficiencies in the HVAC equipment maintenance contractor’s performance
which resulted in the termination of that contract and selection of a new HVAC maintenance contractor.
Clackamas
Town Center, Portland, Oregon: Performed an evaluation of the condition of the 20 year old HVAC equipment. Made recommendations to modify and repair the rooftop equipment rather than replace it. Developed a performance specification of a Building Management System for competitive bidding.
State of New Jersey - Trigen District Cooling Project, Trenton, New Jersey.
Represented the State of New Jersey's technical interests
in the implementation of a district cooling project including two million gallon chilled water thermal storage tank. Work included review and analysis of the proposed central plant design documents and
design of interconnections of 12 high rise buildings into the system.
